We represent you, it's our fiduciary duty to look after your interest
When you work with us as your buyer’s agent, we represent you and your best interests. As your fiduciary, we have a duty to put your interests first, protect your confidential information, provide honest and informed guidance, and advocate for you throughout the entire home-buying process. From your initial search through negotiations, inspections, and closing, we’re in your corner.
Engage in your own Financial
Preparation
Before you begin your home search, take time to understand your financial picture. Review your income, expenses, credit, savings, and available funds so you have a clear idea of what you can comfortably afford. Your lender can help you determine your purchasing power and financing options, while we can help you understand how those numbers translate into your home search. Being financially prepared will help you shop confidently and make informed decisions.
View and evaluate Potential Homes
As your agent, we’ll help you identify homes that fit your needs, wants, and budget. Take the time to tour and evaluate each property carefully, considering not only the home itself but also the location, condition, layout, and potential future needs. We’ll provide guidance and insight along the way, but the final decision is always yours.
However, as you evaluate listings and view homes, consider community and neighborhood amenities such as the following:
- Access to health care
- Proximity to recreational opportunities
- Proximity to cultural amenities
- Access to grocery stores, services, and shopping
- Proximity to highways and airports
Steps in home buying
1. Broker Agency
Your first step is establishing a relationship with a real estate broker who will represent your interests throughout the home-buying process. Your agent will explain the agency relationship, your rights and responsibilities, and how they will advocate for you as your buyer’s representative. Our goal is to provide you with trusted guidance, professional expertise, and dedicated representation from start to finish
3. Pre-Qualification
Before making an offer, it’s important to know what you can comfortably afford. A lender will review your financial information and provide a pre-qualification or pre-approval that helps establish your purchasing power. Having this in place shows sellers that you are a serious and prepared buyer and allows you to move quickly when you find the right home.
5. Due Diligence
Once your offer is accepted, the due diligence period gives you the opportunity to take a closer look at the property before moving forward. This may include inspections, reviewing property information and disclosures, evaluating the condition of the home, and confirming that it meets your expectations. Your agent will help you understand the process, coordinate with the appropriate professionals, and keep you informed along the way.
2. Home Search
Now the search begins! Together, we’ll identify homes that match your needs, lifestyle, and budget. Your agent will help you navigate available properties, schedule showings, and provide information to help you evaluate each home. Our goal is to make your search efficient, informed, and focused on finding the right home for you.
4. Offer Process
When you find the right home, your agent will help you prepare and submit a competitive offer based on the property, market conditions, and your goals. We’ll explain the terms and contingencies, negotiate on your behalf, and guide you through the process from offer to acceptance. Our job is to protect your interests while working toward the best possible outcome for you.
